I’ve seen a property, how do I go forward?

1. Make an enquiry about a property

2. Make an appointment to view the property 

3. Once you’ve viewed it, send us your application form questionnaire.

4. Pay the refundable Part-Deposit

5. The application gets submitted to the owner for approval

6. Credit & reference checks get carried out.

7. All the legal documents get drawn up and sent out electronically for signing.

8. Pay the balance of the deposit and first months rent.

9. You get the keys and move in!

How To Proceed?

As an accountable institution, we must identify and verify our clients and conduct due diligence on each applicant. We have a moral responsibility to tenants to ensure they can afford a property without putting them under undue financial pressure. We also have an obligation to the landlord to ensure an applicant can afford renting the property.

Our affordability factor is calculated as follows. Take the rental amount and multiply it by a factor of 3.

Example: If the rent is £1,000 per month, you will need to earn £3, 000 gross per month to be able to afford the property in this example. Note that other factors are also taken into account but this is the base we start from.

Our property application process includes a financial affordability check, a satisfactory reference from your current or previous landlord, and verification of permanent employment (with possible exceptions).
