At Pure Property Management, we operate as a responsible and accountable letting agent. As part of our commitment to both landlords and tenants, we carry out comprehensive identity verification and due diligence checks on all prospective applicants before a tenancy can be agreed.
We have a duty of care to ensure that tenants can comfortably afford the property they are applying for, without placing themselves under unnecessary financial pressure. At the same time, we also have a responsibility to our landlords to ensure that applicants have the financial stability required to meet their rental obligations.
As part of our tenant referencing process, we apply an affordability guideline to determine whether a property is financially suitable for an applicant.
Our standard affordability calculation is based on a ratio of three times the monthly rent in gross income.
