When to call us Instead

If you’ve tried to rectify the issue yourself with the help of our videos or Google and it’s still not working; don’t worry!
Some things aren’t a DIY job — and trying to fix them yourself can make things worse or put you at risk. Get in touch with us straight away if you notice a gas smell, a water leak coming through a ceiling or wall, no heating during winter, or any electrical fault beyond a simple reset. When in doubt, don’t guess — report it and we’ll sort it quickly.

Why we built this page

Most call-outs we deal with aren’t emergencies — they’re small, everyday problems that take longer to report than they do to fix. A boiler that’s lost pressure, a fuse that’s tripped, a tap that won’t stop dripping: these are the issues that leave tenants without heating or hot water for longer than necessary, simply because nobody’s shown them the two-minute fix. A few reminders as the seasons change

Boiler pressure tends to drop more in colder months, so it’s worth checking the gauge at the start of winter. Good ventilation matters most when the heating’s on constantly and windows stay shut, so keep extractor fans running and trickle vents open to keep condensation and mould at bay. A little maintenance at the right time of year prevents most of the issues on this page from coming up at all.
